Beloved Jacksonville diner signs first franchise agreement for second local restaurant

Jacksonville, FL  (RestaurantNews.com)  With business booming after safely reopening its flagship location in Orange Park, Grumpy’s Restaurant is announcing that its second location will be officially opening on October 5th at Branan Field Walk, 1805 Blanding Boulevard, Suite 107, Middleburg, FL 32068.

This will be the restaurant’s first franchise location, operated by local owner Dell Hoard. Hoard, a lifelong Middleburg resident, is excited for the opportunity to pursue his dream of becoming a business owner while investing in his hometown of Middleburg. Grumpy’s was the only franchise he considered joining because of its family-based values and community engagement.

“The original Grumpy’s has created an amazing community in Orange Park, and we are really excited to build that same close-knit atmosphere in Middleburg.” said Hoard. “Whenever a guest walks through our doors, we will make sure they feel like a part of the Grumpy’s family. It’s a brand that has a lot of recognition in the area and we are excited to push its presence even further.”

The award-winning diner prides itself on high quality comfort food, sweet southern hospitality all at a working-class price. Grumpy’s serves breakfast, lunch and brunch along with an array of daily and weekly chalk board specials which include a variety of sandwiches, homemade soups, salads, signature coffee, fresh squeezed juices, homemade hot chocolate and desserts. The diner classics and innovative twists have brought in numerous awards and allocates, including Jacksonville’s “Best Overall Restaurant” by the Florida Times-Union.

To celebrate the new restaurant, Grumpy’s is hosting two grand opening charity events in partnership with the First Coast YMCA. The event is tentatively scheduled for October 2nd and 3rd and plans to raise over $4,000. Tickets will be $10 and will go on sale in September.

Hoard has committed to opening the Middleburg location this fall, with plans to open additional locations in NE Florida in the future. The new location had originally been set to be corporately owned, but President and CEO Daniel DeLeon felt that Hoard would be the perfect first franchisee for the restaurant.

“Since we are such a personal and hands-on brand, letting a franchisee open a Grumpy’s is not something we take lightly,” said DeLeon. “We see an exciting future with Dell because of his passion to create something meaningful and take our mission to new communities.”

Throughout the pandemic, Grumpy’s has made headlines in the Jacksonville community because of DeLeon’s efforts to give back. To keep his staff employed as dining rooms were shut down, DeLeon forfeited his own salary, donated produce to residents who couldn’t afford groceries, and launched a community action campaign to deliver meals to first responders. As Grumpy’s expands to new communities in NE Florida, DeLeon is making an effort to partner with franchisees who embody Grumpy’s family-focused values.

Including a franchise fee of $40,000, the initial investment necessary to open a single location ranges between $331,200 and $805,000. Each Grumpy’s Restaurant location will occupy approximately 2,700 square feet of real estate and will have approximately 106 seats.

MIDDLEBURG – Grumpy’s, the award-winning Orange Park eatery, is expanding and soon will bring its Americana style breakfast, brunch and lunch to Middleburg.

“Middleburg residents will resonate with our passion and love for bringing family and friends together over great diner food,” said Daniel DeLeon, owner and CEO of Grumpy’s.

Middleburg native Dell Hoard is the co-owner of the new franchise, along with his parents. He will also serve as the general manager. Hoard recently spent a weekend in the kitchen at the Orange Park location, getting a feel for the business and seeing what it took to run a restaurant. According to DeLeon, he loved the experience, and it just went on from there.

“I’ve been going to Grumpy’s for a few years now,” said Hoard. “So for me, it was just going in there, just falling in love with the environment, I guess. I really like the Grumpy’s culture; the neighborhood feel, the southern hospitality. It just made me feel welcome. I grew up in Middleburg, so for me, it just kind of fit.”

Hoard loves the Grumpy’s model of getting a good meal without breaking the bank, as well the good feelings he gets when he goes there. Hoard is also a fan of the good things Grumpy’s does outside of the restaurant.

“I always liked going in there. I came out of there full, and I wasn’t spending a lot of money. It was relatively inexpensive. It was kind of a lot of things, I guess. I liked the close-knit community that I feel that they have. I’ve gotten to know Danny [DeLeon] over the last few months, but I also go to see him on social media and on the news, and I got to see the kind of person he was. Just speaking with him over the last few months while getting this restaurant set up, I also got to see that everything about him on the news is also true in person. He really promotes and wants that family feel; that environment when you go in that resonates with people everywhere,” he said.

The COVID-19 pandemic put a stranglehold on many businesses, but Grumpy’s is prepared for its newest chapter.

“We knew as a company that our resources were all going to be reinvested in doing this and setting up for replication,” said DeLeon. “So even pre-COVID, we were capitalized to use our resources to expand and grow, so that really put us in a good position…it put us in a good position to know that ok, we were saving for a rainy day because we knew we were planning on growing.” Although sales are still down, DeLeon believes Grumpy’s is still in an excellent position to grow.

This location will bring 35-40 new jobs into the Middleburg community. At a time when many are out of work and have limited income, this will be one way for Hoard to give back to his hometown.

The new franchise, located at 1805 Blanding Blvd., is slated to open on Oct. 5 but will have a soft opening before that on October 2-3. The proceeds from the soft opening on the second and third will go to benefit the local YMCA.

The second location of a longstanding Orange Park restaurant is set to open in October, marking the first franchise for the concept.

Grumpy’s Restaurant, owned by Daniel and Morgan DeLeon, is preparing to open its newest location in Middleburg at 1805 Blanding Blvd., with the store owned and operated by Dell Hoard.

“I really believe in the franchise model,” Daniel DeLeon said. “My vision in franchising is a little bit different than the old school approach, where you have one representative for 5,000 stores and you really don’t do much on a day-to-day or an ongoing basis. We actually believe in the opposite, where we should be a lot more hands on and really helping in the day-to-day and hand-to-hand assistance in the operation. I think doing that really helps solidify the success and the legitimacy of the brand.”

DeLeon said he decided to develop this approach after reflecting on his experience with franchises with other companies, including Restaurant Brands Internationals – a company which oversees brands such as Tim Hortons, Burger King and Popeyes — where DeLeon was manager of franchise performance.

“When I was involved in the brands, or even when I was on the franchisor side with RBI…I could have at any given time have 500 or 1,000 restaurants,” DeLeon said. “Mathematically, it just doesn’t work, I can’t give them even one day a year of my personal attention or time. Here, I really I want to be able to touch everyone, be every and have enough representatives to really give that support.”

DeLeon announced Grumpy’s intent to expand in early 2019, just two years after purchasing the Orange Park eatery. Since then, he said the company has continued to position itself to prepare for that expansion.

“I’m just super excited to be growing – so much has gone into this development [of Grumpy’s] for the two years since I purchased it,” DeLeon said. “Everything we’ve done has been setting us up for replication, and it’s been a long process. But, finally, we’re seeing the light at the end of the tunnel.”

The Middleburg location will have about 2,600 square feet of interior space, seat around 102 people and employ a staff of approximately 40 people. It's slated to open on Oct. 5.

A third location for the brand isn't far behind, with a store planned for the Fountains at St. Johns with an anticipated opening in the first quarter of 2021.

The Middleburg lease was actually signed after the Fountains location – which was initially planned to open in mid- or late-2020 – but DeLeon said a variety of factors led to delays, including the nature of the Fountains buildout and the Covid-19 pandemic.

“They [the Fountains] went from literally the ground up – it was more a forest-type site – and they had to do all the infrastructure and the slab,” DeLeon said. “We’ll be able to put a firm date on it in a month or two. With Covid and stuff, it’s really hard to put a date on anything.”

Similar to Middleburg, albeit slightly larger, the Fountains location is a 2,700-square-foot building, with an outdoor seating area and an 11-foot covered entry way. The restaurant will feature approximately 106 seats and will employ between 40 and 45 staff members.

Grumpy’s, which opened in 1999, has long been a visible fixture of Kingsley Road. After ownership exchanged hands several times, the DeLeons purchased it in 2017.

“It was always a part of the plan to expand,” said DeLeon in a previous interview with the Business Journal. “We knew we had a really good niche in our industry.”

That niche, according to the DeLeons, is serving “working-class portions at a working-class price.” Maintaining that approach, Vice President Morgan DeLeon said, all comes down to customer service.

“Our clientele are 50 percent regulars that come in three or four times a week,” she said. “I want to maintain the same level of customer service and make people feel at home when they come to see us.”

The restaurant has received multiple accolades in recent years, with the most recent being “Best Breakfast” and “Best American Restaurant” in Clay County by Folio Magazine and ranked third for the extra small category in the Jacksonville Business Journal’s 2019 “Best Places to Work.”
