MIDDLEBURG, Fla. — Nearly a year after a fire shut its doors, Grumpy’s Restaurant in Middleburg is reopening on Monday, Jan. 2, according to a news release.

Action News Jax first told you about the fire when it happened Jan. 19, 2022. The fire started by the kitchen and no one was injured.

The rebuilt restaurant will occupy the same 2,600-sq. ft. footprint and has retained about 85% of its employees.

The final cost to rebuild was significantly more than original projections, according to the owners. With the help of 121 Financial Credit Union, the owners of Grumpy’s said they were able to bridge the gap between the amount paid by insurance and the cost to rebuild.

“We have been very fortunate that the community has been so supportive,” said Dell Hoard Sr., co-owner of the family-owned and operated restaurant, said in the release. “People are always asking us when we will reopen; they really care about Grumpy’s and our employees. The local business community has also been helpful with donating clean-up supplies and food and hosting fundraisers. Their outreach and willingness to help was just amazing, and we are very grateful for everyone’s support.”

In the weeks leading up to the reopening, the owners have been conducting meetings with team members – many of whom had temporary employment at other local Grumpy’s restaurant locations – to share what’s changed at the restaurant.

Customers will likely notice some refreshed interior elements, but most of the minor changes have been focused on making operations easier for employees, according to the owners. The Hoard family has also been conducting interviews to welcome some new employees to join the Grumpy’s family.

Grumpy’s Restaurant Featured In “Grumpy's invests $1.2 million to open its largest franchise at Neptune Beach” On Jacksonville Business Journal

By Penny Dickerson  –  Reporter, Jacksonville Business Journal

Nov 22, 2022

Grumpy’s opened its fourth and largest franchise in Neptune Beach on Nov. 14.

The space at 200 Third St. includes 4,500 square feet and cost an estimated $1.2 million with features that include 160 available seats and expanded patio space. A longer bar welcomes patrons to the eatery, and a private conference room is available for reserve.

Grumpy’s CEO Dan DeLeon told the Business Journal that the Middleburg store will reopen Dec. 12 after an early-year electrical fire that required a complete rebuild. A Wildlight franchise in Yulee is scheduled to open in January, which will bring the total number of stores in Northeast Florida to five.

DeLeon said when he purchased Grumpy’s in 2015, annual sales were around $700,000. Now, annual sales goals for all locations are $3 million. And while inflation and supply chain issues could have affected construction deadlines, the company was proactive.

Large orders for equipment were placed months in advance to ensure procurement and secure the company’s place in line. Additionally, costs for same serial number items and equipment like walk-in coolers had doubled since the pandemic

“The Neptune Beach store had gone through several owners, and you never know what you’re going to get when you open a wall,” DeLeon said. “To get to the bones and structure, it was easier to completely scrape it and just start over with a full renovation. We bought new furniture, lighting, everything. And we accomplished everything we wanted to.”

Timing and being on the right side of fortune came into play when DeLeon signed the lease for Neptune Beach. His real estate real estate broker found a pocket-listing, and a deal was made within five days.

“A stand-alone building with dedicated parking is hard to come by. They are really a dying breed,” DeLeon said. “The Neptune beach dining crowd is often one person to a vehicle on weekdays for breakfast or lunch while parking needs completely shift at dinner.”

Jacksonville staple earns ‘Best Restaurant Overall’ for second consecutive year

October 13, 2022

Jacksonville, FL  (RestaurantNews.comGrumpy’s Restaurant, Jacksonville’s marquis breakfast establishment, recently earned three “Bold City Best” awards, presented by The Florida Times-Union and Jacksonville.com. The traditional full-service Americana breakfast diner is a local favorite that brought home awards for their food and the brand’s story. Grumpy’s was named 2022’s “Best Restaurant Overall”, “Best Breakfast” and “Best Brunch”.

“We were really honored to just be nominated for these categories, so to win the recognitions is extremely humbling and rewarding for all of us at Grumpy’s” DeLeon said. “Jacksonville holds such a special place in our heart, and we are more inspired and motivated than ever to keep delivering the best experience possible to our customers.”

Founded in 1999, the original Grumpy’s was a dream of a U.S. Navy cook, known as “Chef Grumpy: The Bad Mood Dude.” After retiring, the original “Grumpy” decided to take a leap of faith and continue to serve his community in a different facet. Over the past 22 years, Grumpy’s Restaurant has kept its commitment to excellent home-style cooking, attention to detail, sweet Southern hospitality and serving a hungry-person’s portion at a working-class price.

Menu items are fresh, made to order and always made from scratch. Grumpy’s offers an array of daily and weekly chalk board specials which include a variety of sandwiches, homemade soups, salads, signature coffee, fresh squeezed juices, homemade hot chocolate and desserts.

With two locations open in Orange Park and St. Johns, Grumpy’s is set to expand their footprint in the Jacksonville area. The renowned breakfast restaurant is set to reopen its Middleburg location and open two additional locations before year’s end, located in Neptune Beach and Wildlight (Yulee), Florida.

Including a franchise fee of $40,000, the initial investment necessary to open a single location ranges between $574,000 and $1,294,000. Each Grumpy’s Restaurant location will occupy approximately 2,800 square feet of real estate and will have approximately 120 seats.

Grumpy’s Restaurant Featured In “Veteran finds new challenge post-service — opening a restaurant” On YahooNews.com.

By Dave Lubach

Veteran Michael Yarbrough and his wife Tracy will open Grumpy's Restaurant in Neptune Beach, Florida, in October 2022.

Michael Yarbrough has dabbled in a number of different careers since leaving active military duty.

But through all of those experiences, he struggled to settle down.

“You can see I’ve got a lot of experience across many different sectors, but I was always missing something, missing that thing,” Yarbrough said. “Maybe you can call it control, maybe call it the opportunity to be more impactful to people, so for the last handful of years, I’ve been looking for opportunities to kind of get me out of the status quo and more into an ownership or true leadership position.

“There’s no finer leadership than being an owner, because every responsibility ultimately comes back to you.”

Yarbrough served in the Army from 1998 to 2013, through Operation Enduring Freedom, Operation Iraqi Freedom and Operation New Dawn before finishing up with the Florida National Guard and was a disabled veteran. When he transitioned to the civilian world, his main challenge was finding something he enjoyed and sticking with it.

“I would get restless and start looking or learning the next thing,” he said. “I’m successful, by most people’s metrics and I’d say, ‘Well, this really isn’t fulfilling me.’”

Yarbrough found that new challenge in an industry that’s taken a huge hit during the last three years, as the COVID-19 pandemic ravaged the country.

Through a conversation with a man he coached football with, Yarbrough and his wife, Tracy, learned about a restaurant chain in northeast Florida that sounded interesting. So Yarbrough, ever chasing his newest challenge, and his wife, who had some experience in the industry, went into the restaurant business.

Their venture, the third location of Grumpy’s Restaurant, a full-service American and Southern style diner chain, will open in Neptune Beach, Florida, on Oct. 3. It’s been a challenging time for restaurants, as the repercussions from the pandemic sent many restaurants out of business as customers stayed home, the Great Resignation, and supply chain issues plaguing the country in all sorts of ways.
